Master Plan for a Mixed-Use
Towncenter
The original master plan for Daniel Island, prepared in 1992, included the creation of a downtown, mixed-use commercial area. In 1997, DesignWorks was charged with creating the overall Town Center Master Plan and Design Guidelines for this area. By 1999, the I-526 interchange was completed providing convenient access to this area.
Due to the over-all distance from the interchange to the Wando River DesignWorks’ master plan created two distinct, commercial and pedestrian-scaled districts: Downtown Daniel Island and the Waterfront Village, comprising a total of approximately 190 acres. These districts are planned to support the daily needs of the residents and visitors and allow various uses such as specialty shops, business, restaurants and higher-density residential housing. The pedestrian connection between the two districts is very important and is reinforced by pedestrian-oriented architecture lining the streets. A beautiful, historic live oak allee has been carefully preserved and provides a distinct sense of place and strong visual linkage between the two districts.
The downtown area is in character similar to the downtown areas of many small towns in South Carolina. Two or three story mixed-use buildings are placed at the edge of the right-of-way. Tree-lined walks, on-street angled-parking spaces, benches and site furnishings provide an enjoyable streetscape experience. The majority of parking is located behind the buildings in the inner block core, as are gas pumps and other utilitarian elements
The second pedestrian district is the Waterfront Village is located along the western bank of the Wando River and is designed to be reminiscent of coastal villages of this region such as Rockville, McClellenville and Edenton.
