Ponds Farmhouse
Summerville, South Carolina
14 Acres

Site Plan

In the heart of The Ponds nestled on the highpoint of the property, is a farmhouse from the mid 19th century surrounded by open farmland and ancient oak trees. In the early stages of developing The Ponds, the site the farmhouse stands on was designated as neighborhood amenity for this new development, essentially ensuring that the original architecture and surrounding area would be restored and enhanced so that it could be enjoyed by residents for years to come.

The developer and landscape architect knew the farmhouse structure was an important part of the vernacular and that it needed to be saved. The value this building added to the community was immeasurable; however, the farmhouse no longer fit on its site when the new roads were designed to reach it. It was decided to move the farmhouse 70 feet so that it was still a part of the original site context, but worked within the new master plan for the community. It now rests at the end of a main thoroughfare and sits framed within an old stand of live oaks.

Currently situated on 14 acres of open space, the farmhouse has been restored to its original beauty and has become the centerpiece of the community. The farmhouse and surrounds currently serves as the neighborhood amenity, complete with a pool, outdoor pavilion, kitchen garden, and open lawn space to host events. The perimeter trail on the property is over half a mile long and serves to gather residents from the surrounding community bringing them to the community center.
