Master Plan for a Mixed-Use
Town Center
DesignWorks was commissioned to develop a master plan for Northshore, a 141 acre woodland with 5 acres of natural lake southwest of downtown Knoxville.
The main component of this master plan is a dense mixed-use central core surrounded by a residential lower-density area. The core includes retail ranging from large anchors to boutique shops, office and residential above retail, and restaurants. Fine tuned public spaces such as: plazas, courtyards, lake front promenade and planted sidewalks, will create a sense of place and a pedestrian oriented environment. Apartments will be located in and near the core, with single family homes and townhouses located in the periphery. A network of public spaces, parks and trials will inter-connect each residential component to the core.
Locating stores, offices, residences, public spaces and recreation spaces within walking distance of each other in on development will create a vibrant community environment of continual activity and overlapping use. Daytime office and commercial activity will cycle into evening dining and entertainment uses.
