Master Plan

Part of the newly formed Plantation District of Charleston, South Carolina, Poplar Grove preserves and enhances the existing character and history of the property. The land for Poplar Grove was purchased by a private developer from a timber company and much of it land will be preserved limiting density to 450 units. Following the traditional pattern of South Carolina small towns commercial and institutional uses will be clustered together creating a timeless rural relaxed lowcountry feel.

DesignWorks’ Master Plan incorporates the existing road system, wetlands, significant vegetation and entrance. The low-density plan minimizes the need for road improvements and the actual County Fire road will be used retaining its’ two-lane rural character.

450 homes located on 4,400 acres creates the opportunity for a great open space system. The property includes many diverse and scenic natural areas which will be preserved, enhanced and featured as open space for all residents. Open spaces include 250 acres of historic farm and rice fields and over 8 miles of existing canals and causeways. The plan includes an Equestrian Village as well as equestrain oriented home sites. The state of South Carolina conservation bank provided the process of placing 3,300 acres of the property under a conservation easement through Ducks Unlimited.
